Vacation Rental Policies
In order to facilitate continual rentals and to provide the best possible service to our guests, we ask that you understand and abide by the following policies:

Reservations and Cancellations:

  • Your desired vacation dates will be locked on our calendar upon initial confirmation.
  • A period of 14 days will be allowed for the reservation fee to be mailed in.
  • If reservation fees are not received within 14 days of confirmation, your dates will be unlocked on the calendar and will be available to the public for rent.
  • All remaining  balances are due 45 days prior to arrival.  This date will be noted on your invoice.
  • Nonpayment of the remaining balance by the due date will result in an automatic  cancellation.  We will attempt to contact you regarding this action by three (3) telephone and email attempts.  If we do not receive a response from you, dates will be unlocked on the calendar and all fees received will be forfeited as damages. 
  • Cancellations made before 60 days of arrival will be refunded all fees paid, less a $100 cancellation fee.
  • Cancellations made within 60 days prior to arrival will only be refunded all fees paid, less a $100 cancellation fee only if the time is re-rented.  If time is not re-rented, all fees will kept to cover damages for rental time lost.

Loss, Damages and Theft

  • Immediately after each checkout, a theft and damage inspection is conducted by our housekeeping supervisory staff.  All deficiencies will be photographed, noted on a report and deducted from your refundable damage deposit.
  • The primary renter named on the rental agreement will ultimately be responsible for any damage or theft that occurs during their stay regardless of the primary renter’s awareness of such damages or theft.  Please let all in your party know this and to please take care of the property and it’s contents.
  • Please keep up with the house keys.  We charge a $50 fee for lost keys.
  • Lockbox codes will be given to the primary renter three (3) days prior to arrival. Contact us to make arrangements to receive it earlier.
  • Upon a satisfactory damage/theft inspection, your refundable damage deposit will mailed to your home address in the form of a company check within 10 business days of your check out date.
  • Please contact us as soon as possible if you have misplaced or forgotten any personal items.  Shipping fees will be deducted from your damage deposit.
